German proptech syte has raised €9M in Series A funding to automate the least glamorous part of real estate development: working out what is legally and financially possible on a plot of land before anyone commits capital.
The Münster company combines land and property data with proprietary AI analytics to answer three questions developers, banks and brokers ask constantly. What can be built on this site? Which planning and building regulations apply? And does the resulting project make economic sense?
Those assessments are traditionally manual, slow and expensive, which pushes errors late into a project when they are hardest to fix. syte targets the early planning phase specifically, aiming to surface planning problems before significant time and money are spent.
Amberra, the venture studio of the Cooperative Financial Group Volksbanken Raiffeisenbanken, led the round. NRW.BANK joined as a new investor, with existing backers including companies of the Schwarz Group, High-Tech Gründerfonds, vent.io and Vantage Value following on.
Founded in 2021 and led by chief executive Matthias Zühlke, syte covers more than 62 million land parcels across Germany and serves over 200 customers. The new capital goes toward European expansion and consolidating its technical lead in automated land analysis.
Construction and financing costs remain the sector’s binding constraints, and software cannot fix either. What it can fix is the pile of feasibility work sitting in front of every decision, and in a market this slow that is a saleable wedge.
