Supa raises 21M pounds to buy up UK property managers

UK proptech Supa has closed a 21 million pound seed round to keep acquiring local block management firms and automate their admin with AI.

Supa has banked 21 million pounds of seed capital, an outsized cheque for a British software company at that stage. The package blends equity and lending: 2150 and OpenOcean shared lead duties, KOMPAS VC, Actia Capital Partners and HEARTFELT came in alongside, and a large domestic bank supplied the credit line.

Its model inverts the usual playbook. Rather than licensing tools to block managers, the London company purchases the managers outright, letting each one keep its trading name while its staff move onto Supa’s software.

Seven firms now sit inside the group, among them Hunters in Sussex, FW Block Management in Hertfordshire and Lamberts in London, with roughly 20,000 homes under care. Turnover has multiplied more than sevenfold since the first pair of deals closed late in 2025.

That growth lands in a corner of the market that has long resisted digitisation. Rising service charges, bulging paperwork and tenants who want answers quickly squeeze the smallest operators hardest, especially outfits with fewer than ten employees. A wave of consolidation has not lifted standards much.

Supa’s answer is to strip the clerical load off acquired teams. Repair scheduling, service charge reconciliation, safety compliance files and contractor bookings all run through its platform, which the company says shaves administrative hours by as much as 90%. Managers, in its view, should be walking buildings rather than holding on a telephone.

Co-founder Calum Brannan frames the mission around transparency, arguing that residents ought to understand what their charges fund. More buyouts are coming, and the template it sets could travel well beyond property.
